Moor Lane, Menston
Termrim Construction are currently delivering this mixed-tenure residential development featuring a range of two, three, and four-bedroom semi-detached and detached homes. Supported by funding from Homes England, the development includes both shared ownership and affordable rent options, making it accessible to a diverse community.
The project is located on greenfield land and includes significant new infrastructure work to support the community. The development incorporates both 2013 and 2021 Part L Building Regulations standards, with 55 plots adhering to 2013 regulations and 58 plots to the more recent 2021 standards.
A fabric-first approach is central to the project, with close attention given to minimising thermal bridging at junctions to improve energy efficiency. Each new home will feature energy-efficient boilers and advanced heating controls, as well as electric vehicle (EV) charging points. Additionally, the 2021 Part L plots will be equipped with photovoltaic (PV) panels, totalling a peak output of 96.59 kW, to meet the 2021 Part L requirements.
The development places a strong emphasis on environmental sustainability, with extensive public open spaces and biodiversity areas. Measures include the protection and enhancement of existing trees and hedgerows, the introduction of swales and woodland planting, and the establishment of wildflower meadows. The site will also feature "hedgehog highways", along with bat and bird boxes to support local species conservation.
